Rental Property Details
- Details of the property owner and tenant. The agreement should show the correct details of both the tenant and the landlord. This means passport and/or HK ID card from the tenant. From the landlord; if privately owned a copy of the property owners HK ID card, if held by a company then the business registration certificate. These should match with the Land Title search. The required details are: Name (as on HK ID card or BRN), HK ID# or BRN, correspondence address, contact telephone & fax numbers.
- Details of the rental property. Full address, building name, apartment, floor, street address and suburb/district and/or Lot/DD number (mainly for village houses). This should correspond with the Land Registry title details that you have obtained or been given by your agent.
- Details of sublet area. If applicable, or in the case of a share apartment. Floor plans with descriptions are a handy way to show this.
- Details of car parking. If applicable, the number and location of the included car parking spaces should be specified. In the case of a village house a small map (even a hand drawn one) should be used, signed by both parties, and attached to the rental contract as an appendix.
- Any other included areas in the rental property. These may include club houses (and rights of access for the tenant), roof tops and/or garden areas. A village house may have a garden that is not in-deed but is actually government land leased for a small sum by the property owner.
- Property use restrictions. The landlord should warrant that there are no restrictions as to the residential use of the property. The tenant will normally warrant that no commercial activity will be undertaken on the premises.
