Gross Floor Area
All Hong Kong apartments & properties are generally listed in gross floor area. GFA is defined as the total useable floor area of the apartment, up to and including the outer edge of the external wall and also includes structural columns. In high rise blocks it also includes the total common area proportioned across every apartment in the building.
For example, a 700 sq. ft. GFA village house apartment without any fancy facilities will have a usable floor area of nearly 700 sq. ft. In contrast, a 700 sq. ft. apartment within a high rise block may include a proportion of the building's lifts, hallways, multiple staircases, sky gardens, rubbish handling area, gardens, gym, pool, lobby etc included in its gross floor area. Including shared and/or common areas means that the true size of the apartment, or its useable floor area, may be significantly lower than that quoted as GFA.
